Buying this property:
Buying this property should not be that complicated.
You will need
-
a lawyer who speaks your language who will arrange:
-
a bank account
-
a Greek tax number (ΑΦΜ )
-
a notary public
You will need to pay a deposit of 10% which will be held by the lawyer.
When you have transferred funds from your bank account to Greece, it is a good idea to retain the documentation (known as pink slips) in order to ensure that you are exempt from local taxes.
Property transfer taxes are paid based on the assessed value which is calculated by the tax office.
As far as we are aware the costs that would be incurred by the buyer is this instance would be:
-
-
Assessed value obtained by our lawyer from a notary public in April 2010 was 57.384,00 euro.
-
The transfer tax would then amount to: 5.292,00 euro.
-
For the registration office in Vamos the expenses are 310 euro.
-
The fee for the notary is 900 euro.
-
The fee for each lawyer is 700 euro.
So the buyer will pay 5.292,00 + 900 + 310 + 700 = 7.202,00 euro.
These figures were given to us by our lawyer - a prospective buyer should check them with his own lawyer.
Transferring the business:
-
The EOT licence lasts indefinitely and can be transferred to the new owner.
-
Our business would be closed and the new business opened by an accountant
We would recommend using the same accountant for simplicity.
He will charge 600 Euro to set up a new business. -
The domain name of our web site can be transferred to a new owner and with it the email address which will automatically start bringing enquiries
-
We have extensive information about the houses, the area, as well as detailed travel advice which we can also include in the sale.
Since 1990 E.U.citizens have been allowed to own property in most areas of Greece with minimum formalities.
Non-E.U. citizens can also buy in Greece. The process is a little more involved but can be dealt with by a qualified lawyer.
